The Oaks medical office building designed by LKdg Architects is a 45,000 SF Class B, 3-story office building located on approximately 4 acres. The existing property characteristics consist of a heavily vegetated site with City ordinance protected trees, an average grade slope of 5%, and a FEMA flood plain with an average width of 100 FT that traverses the property along its southerly boundary. The net developable area of the site provided a design challenge to the consultant team. The medical office building is the Phase I portion of a healthcare complex development that covers a total 7.9 acres. The future Phase II on the remaining portion of the property is proposed for a future specialty care treatment center.
CDS Muery was selected to provide the civil engineering design, surveying, and construction administration services for Phase I. The site improvements consisted of parking for 243 spaces, on-site domestic water, sewer and fire protection service mains, and multiple ingress/egress to adjacent arterial streets.
Specific services provided by CDS Muery included ALTA/ACSM survey, subdivision platting, topographic survey, tree inventory survey required for 450 trees for determining protection status identity, internal road and parking pavement design, flood plain analysis, storm water management system hydraulic analysis and design, fire flow analysis, transportation impact analysis, construction document plans and specifications and engineers opinion of probable costs. Regulatory entitlements included coordination and permit approvals from City of San Antonio (COSA) departments, COSA Fire Marshall, SAWS, TCEQ, and TPDES.
