The Owner of the commercial property wanted a reconstruction and renovation of the existing automobile sales and service site that would create a better customer experience and more efficient maintenance service facility for the Nissan dealership. The 6.4 acre project site required demolition of 14,800 SF of existing showroom and service/maintenance buildings, the removal and re-grading of 3.5 acres of asphalt surface, and removal/relocation of existing above/below ground utilities.
CDS Muery provided the civil engineering, surveying, and construction administration services for the demolition and reconstruction for new site improvements which included 24,500 SF of new showroom and maintenance/service buildings, circulation planning and layout for 195 new parking spaces, ADA accessibility, 1220 LF of circuitous 2-lane asphalt travel-way for service operations and firelane access, new domestic water and fire protection mains, sanitary sewer gravity main and lift station/forcemain, gas service line, and stormwater system of inlets and J-Boxes and 560 LF of culvert pipe connecting to a concrete rip-rap mitered-end to an outfall channel.
Specific services by CDS Muery included topographic and existing improvement surveys, HMAC with geo-grid pavement section design, finish grade design, parking and traffic flow circulation design, storm water hydrologic and hydraulic analysis, fire flow analysis, utility design, construction document plans and specifications, design phase construction cost estimating, bid plan support, construction site visits, contractor RFI coordination, payment reviews, inspection reports, and as-built survey. Regulatory entitlements included permit approvals from City of San Antonio, City Fire Marshall, SAWS, TPDES, and TDLR.
